Dallas, TX (March 31, 2026) — Forefront Commercial Real Estate announces construction underway at Pinnacle 30, a speculative industrial development consisting of two Class A buildings totaling 282,200 square feet, located at 4331 Communications Drive in Dallas, Texas.

Pinnacle 30, with direct access to Interstate 30 has strategic positioning, exceptional frontage, visibility, and is just six miles from Downtown Dallas. The project is centrally located within the Pinnacle Turnpike submarket, a highly desirable industrial corridor encompassing 30.6 million square feet of institutionally owned industrial space. The surrounding area offers a dense concentration of established amenities and retailers within walking distance or a short drive. Multiple points of ingress and egress further enhance accessibility, making Pinnacle 30 an ideal location for a broad range of industrial users seeking modern, efficient facilities in a premier infill market.

The development features best-in-class building specifications and designed for flexibility, accommodating users from 40,000 to 282,200 square feet with separately plated buildings. Building A comprises 207,189 square feet with approximately 1,100 feet of elevated frontage on Interstate 30. Building B totals 75,046 square feet, also with 32-foot clear height, and an access entry point on Adler Drive. Speculative tenant improvements are delivered with the shell buildings to include LED warehouse lighting, 3,000 amps of power, and ESFR sprinkler systems, allowing occupants to commence operations immediately upon completion.

Forefront acquired the 18-acre site in January 2025, which was previously occupied by a vacant, four-story office building. In August 2025, demolition was completed paving the way for Pinnacle 30 development. 

The CBRE team of John Hendricks and Trapper Graff are marketing the development. Northmarq, led by Mason Brower, secured construction financing for the project with Origin Bank, led by Clark Rosener. GSR Andrade Architects designed the buildings, with BGE as civil engineer, and Gordon Highlander serving as the general contractor for the project.
